I have yet to sell a property and I bought my first investment property in 2003.  

In my mind, a multi-member LLC where my wife and I are 50/50 partners make sense, but I don't know if that will cause problems at tax time with counting losses from the LLC against my active income.

To my knowledge if you self manage the property for the majority of the year then you can  get certain tax benefits on that property.

I also find it humerous that these same buyers that whine about RE brokerage fee's will think nothing of a wholesaler who has no ability to close and is just looking for an assignment fee and they will tac on FAR more than a 6% fee.. and buyers think they get some sort of deal because its off market.. when in fact its on market wholesalers advertise like mad to sell their contract positions and talk about fake news how about fake values and rehab amounts.

Construction is managing a lot of things going wrong, so it's just very risky. 

My wife and I are amateur property investors, and over the next year, we're aiming to get more serious by purchasing several small multi-family properties.

How do you keep track of insurances expirations, taxes dates, equity growth per house, rental growth in your area ? Is there an online platform on which we can do this or do you track this in a excel sheet ?
