Have you shopped lenders? 

Alot of people are ok with making about 30k in that price range so its tight.I suggest running numbers with someone experienced and keep shopping lenders and contractors.

Or there are bank statement programs with ONLY ONE bank account for the past 23 months again you need reserves.There are three remaining wholesale shops.

Even if you aren't the one doing the work it's still going to be harder to shop around for contractors, manage the jobs, etc.

I didn't contact any agents until I was confident in my numbers and market research aka driving around, bicycling around, and window shopping :-)
