The two reasons I personally like the Chicago market is the wide range of prices and the amount of old inventory that needs to be renovated.  

Hi @Erika Torres, I'd definitely recommend getting pre-approved first, that way you know the price range of the properties you'll be looking for.

These were largely sourced pre-CV19, so eat the fish and spit out the bones.The DTI percentage range varies by lender, and it is less than what you will find for an owner occupied property, due to lender risk.

It's more like borrowing money from a really rich, conservative person that has few rules that they really care about (LTV and Debt Service Coverage)The last few deals I have done are in the 3.5-4.0% range with 20% down for a 20 year AM/5 year balloon. 

I've rented a small storage facility and are keeping an extra refrigerator and range in there for those type of situations.

Several mid-range builders have started included it as a standard option, so it's becoming more of a norm in that 250k+ price range. 

The box did state that the product was only good in the temperature range from 50 to 70 degrees but I still felt like I got ripped off.

It's always a range, so I would figure out what that number is and decide where in that range you want to be (higher end with max rents and higher vacancy with tenants leaving for better deals, lower end rents that's sticky for tenants or somewhere in the middle).

The real impact of a highly priced market is that those prices might knock deals out of the range of your cash position.
