@Nicholas Nelson A transfer most likely will trigger the Due on Sale clause (DOS) - and while in the past, in an environment of falling interest rates and prices might been a rare occurrence, like they say, past performance might not apply to future results, and with rates increasing and "aged" loans (where the bulk of the interest was already collected, since you pay most at the beginning part of the amortization schedule) the banks might be more interested in collecting on the DOS clause and redeploying the money at higher interest (especially if the valuation of property makes for an easy sale in case of foreclosure).

Many policies for vacant property exclude theft with the exception that some (builders risk and COC) may cover theft of “building materials” - since the AC was already installed it would be a stretch to call it building materials.Last - I bet you have ACV coverage for this type of loss which means they will depreciate for the age of the AC before paying out on a claim.If the cost of the unit is $3000 and it’s 5 to 7+ years old it would be adjusted heavily for age - maybe 50%?

It depends on the age of the house, it's not the best practice to put asphalt over slate but I've seen it done before because removing slate is very costly, slate is heavy.
