I suggest firing up some marketing to motivated sellers, and visit your local REIA, and network on BP and find someone that may be interested in working as a partner with you on the deals at first.

Here in California, you can check online to see if the contractor's license is active, if they are bonded, and if they have worker's comp.

In California, the rental I have cost me $200,000 (low for CA) and I am happy to get $1650/mth or about 9% per year gross return per year on my investment. (1650/12=19800/200,000=9.9%).
