It was very stressful. 

Others have already answered but some points to stress:1.

Nothing like buying a 200k property, only to take a 50k loss a few years later to get out from under the stress!

I got the unit rented again...my bank accounts are not suffering...and we both don't have stress nor negative feelings over our "breakup".

Less stress on my wife, who hates her job and wants to stay home with our son and the future child(ren) that will come at some point, or at least only have to work part-time as a photographer (her dream job, and something she's really good at).Cons:1.

Although, I may win it would still add stress and take time and money out of my business.   

Every mistake or stress you go through while you're out there doing real estate, you either succeed or you learn.

He's a nice guy and he stressed how sorry he was and how much he loves the place but haven't reached out since.

I did have to put down 30% on EACH home, so that was extremely stressful to watch my 18 months of savings go into the purchases. 

I cannot stress emough, the importance of you verifying that your Seller is indeed mentioned in the official documents, if in a will, or intestate ( that is died without a will) in a document showing the division of assets- that the property is mentioned and his/her name and is 100% for your seller.
