I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to flip an empty apartment into one that is rentable when a tenant vacates the property.

Landlord home owner insurance usually covers the property itself, not the tenant's belonging.The tenants need to have their own renter's insurance to cover loss of their items like personal clothing, electronics, furniture, etc.

But we also have a couple of trailers, (a 12ft & the other is a 20ft beast).All auto's retired with very high RE miles & usually torn rear seating BUT the Ram is definitely the vehicle of choice & I still rack up 20k miles a year in it.

In order to get homeowners insurance, the roof, plumbing, electrical, and HVAC usually need to be functioning normally and have reasonable service life remaining.Will the property appraise for the purchase price to the end buyer?

What you care about is if they can afford the house (we usually look to see their monthly income exceeds 3x what the monthly price is) & if they have a down payment.We use @Paul Ritter and do a full tenant screening for all of our buyers prior to accepting them.Hope that helps,Chris Pre
