I need to:1) get rid of the tenant,2) get rid of all the old junk, 3) clean, 4) repair, 5) paint, 6) find a tenant, 7) screen prospective tenant 8) get them in   It seems like I have to do it in that order, right? 

If you use a solid leasing agent then they will advertise, show, screen and place your tenant.

Most people spend more on a flat screen TV.

I also think it's strange that, after an applicant submits an application, I have to click a button which sends another email to them so that they can approve the screening.

***DISCLAIMER***Some localities have very specific laws limiting the landlord's ability to screen tenants.

Heavily screen every applicant.

You can't turn every tenant around but if your more selective with screening you can get a feel for people and find ones who will take care of things and appreciate your efforts.
