Some cities will let you combine them & others won't, we looked into one city that required a 1000 foot separation between the two.If you're looking into building a grow facility to rent out it can get very involved and expensive especially if they are going to separate the THC then your looking at ballistic walls, generators, 5 tons of cooling for each grow room.

The rents comps in the area for LTR show we could get around $4500 to $5000 combined monthly rents for the 2 units.

If you don't have a history of Rental Income from the subject Property the lender can use the lesser of:the monthly operating income reported on Fannie Mae Form216/Freddie Mac Form 998; or75 percent of the lesser of:fair market rent reported by the Appraiser; orthe rent reflected in the lease or other rental agreement.If you have a specific property in mind, let me know and we can talk about what would be needed for your unique scenario!

I've read a lot about Gobundance/M1/Emerge and I am intrigued however I feel my situation is a bit unique:-I semi-retired from the w-2 world (tech) in 2020, reached financial independence (through commercial real estate investing) that same Summer-I am an accredited investor and an LP in about 17 syndication deals (multifamily, storage facilities, ATM, etc.).
