I have yet to pull the trigger on my first deal but have been doing a lot of research, talking to both experienced and newbie investors, reading lots of books and listening to pod casts.

Many people try to sell turnkey as the 'easy' REI choice - and once you pull the trigger, there should be minimal effort on your part.

The refi doesn't trigger any tax. 

Tenants pay my obligation to the seller I get cash flow in my pocket and as the property continued to cash flow I pulled the trigger on financing because I already raised the money for closing.

That is what triggered me to share this idea.

No wasting time, got to pull the trigger! 

But just pull the trigger and buy ten years down the line they will be worth double ENY was just rezoned.
