You aren't likely to find a legal multifamily in that price range within city limits right now.As suggested by prior poster,   going north or south by 30 minutes (off peak traffic) from seattle limits might increase your prospects.

I had a .22 Ruger 6" barrel that was a blast to shoot, use to plink cans out of the water from a bridge (no traffic) firing at almost full auto speeds leading into the target.

@George Paiva  The flooring on the first level (tile and laminate click flooring) was existing, we lucked out that it was pretty much the only thing in the house that was in decent shape.In the finished room in the basement we used allure traffic master and the carpet in the upstairs bedrooms is all brand new.

I would not expect to get a ton of traffic for rooms to rent in a single-family home if it's not completely separated.
