Especially in the first 12 months after buying a property, things just always seem to need fixing; prepare for it accordingly.To your FHA question - again to TJ's point - if you satisfy the 1-year live-in requirement, you can purchase another home after 1 year and use another low-down-payment product (though I'd recommend a conventional 5% down loan each time > FHA) and do another low-down house hack.

I just bought a place in Vegas for a little less than 300k and tax's are 1450.00 a year.. so even though the 1% rule or 2% rule is a little skewed the low taxs  high fico and income level of the tenants here and no weather issues IE stucco house tile roof 10 years old. when you run all the numbers it seems to work OK..

During the process, he started working for a company that sends him to properties to give repair estimates - Windows, roof, flooring, etc.He was trained before going out into the field alone and now has a pretty good grasp on rehab estimates.

If you are already providing internet, you can by-pass the lack of a landline by getting a VOIP/SIP line & then use any touch tone (not rotary) phone with an ATA (analog telephone adapter).
