Once I checked with my lawyer and responded him that I will consider my options if he pays the rent, the deposit problem vanishes and I see this months rent in my account.I send a "rent with reservation letter" to the tenant and he acts confused and does not understand why he received that letter. when he spoke to my attorney, he is advised to show proof that he is really going out of country and the lawyer is asking me to consider postponing his eviction for practicable reasons if it turns out that the guy is genuine.I highly doubt that this guy is genuine as he has summons all over the country where ever he lived.

If it were me, I would get all the financial end sorted out first so that you can show a proof of funds letter to the seller when you make them an offer to buy their home.

For those who are spectacle on Las Vegas this is proof we're heading in the right direction.

I got a pretty bullet-proof Home Insurance policy from Farm Bureau for my Duplex.  

I am able to get Soft Proof of funds and Hard proof if needed by seller.

So, you had it inspected, found some issues, HOA states the repairs were made but they don't want to show you, the current owner and the one who requested the repairs, proof the work was done?
