Hello Everyone,Last August I purchased a property in San Antonio subject to the existing loan (Wells Fargo HELOC).

I know this is an odd response (vs my opinion on the subject), but these are questions that lead to some valuable investment approaches.

It should be noted, all these numbers are just to show an example, I have no idea what storage units rent for in your area nor the expenses associated with the subject property.Is there any reason all 36 storage units are vacant? 

I’d look into doing subject-to deals where you skip the mortgage app part.

Being subject to rules/regulations that the board can change is fine... until it's not. 

or should I write up an addendum for their leases outlining the payment plan? 

Typically, depending on the subject property the minimum is 50k-100k.

Thanks for the feedback Account Closed, I've read a few articles on Subject to and Wraps, interesting concept.

Further "clarify" that rent has not been suspended by government order - just an abatement on evictions and that those who fail to pay rent for cause or not are still subject to repay it.

I tried to reach out to credit unions in the area (out of state investor) of my subject property and they all denied me membership based on those reasons.
