I screen tenants today using TransUnion SmartMove which has been very helpful, but doesn't give much insight into the personality of tenants; that's something I still struggle with and has ultimately been the problems that arise.

If you are in the G and I fund you will be struggling and need to pay more attention to your investment vehicle.

The loan product I have carters to smaller of medium builders so it could be a great resource to both sides even real estate agents struggling to find buyers the home they are looking for.

It seems to me that you know what makes the most business sense but struggle with figuring out how to navigate the human aspects.

Just be prepared to take photos of struggling, under performing real estate.
