This is like a forced savings where these funds will accumulate until you need to make a Capital Expenditure (roofing, replace hvac, road work, etc).Getting private money lenders at 4% for 6 years is very unrealistic.

And it sounds like you definitely need a new handyman - not wanting to work around mean people is no good explanation for late projects. 

Rehabbing a kitchen and bathroom and need to replace some of the old plumbing.

You want to build your REI team and it sounds like you already have an important piece. 

I doubt they will return and sounds like since your most recent post the time has lapsed so you can enter. 

But sounds like you have family there so that should be big advantage.

Capex is big things like roof replacememt, HVAC replacement, etc.  

Hi- I bought a foreclosure... baseboard pipes frozen so all needs to be replaced.

You'll cash flow as long as you have a tenant in there, but the extra $100-200/month won't help if you have to replace a roof in the first year.

From the sounds of it, everything was pretty smooth sailing throughout the whole process for your first project, that's great!
