Correct me if I am wrong, but it seems that you are suggesting that if a contractor gives you a bid for 10k of work at a property, then you want to pay him 1k ( 10%) now and hold off on paying him until a later date....

After reading a few post here on BP, I'm affair I might be out of date with my contracts.1) First question I have is, if I do a L/O, and my Tenant/Buyer doesn't pay the rent, in Las Vegas, would you evict them or do you have to foreclose on them?

If you were to make, lets say double your current profits on each flip, would you be willing to make less, or still would you require 10%What if you didn't find each deal and you only came in a week before the closing date and took the property forward from there.
