You will have land acquisition costs, hard/soft costs relative to the actual construction/fees.  

You need to enter into a JV, or some sort of partnership...one where you have a skill that can be utilized, even if it's something like time expended searching for properties.  

Right now I am learning and gaining new skills in Tampa which I plan to take to Athens so I don't have to depend on a ever so dreadful J O B and do Real Estate full time.

I have probably below average drywall finishing skills and as a result, I have walls that could look a bit better.My conclusion is this:  If the wall paper peels off very easily and in very large sheets after soaking it down, then just proceed to do it that way.
