Because Cleveland offers free representation to tenants being evicted I provide the tenant with the number for free legal council (saves one continuance) and leave them  a package with the 3 day notice for their legal aid society lawyer documenting the lease violations I will present in court.

Most sub tos have some form of stress invovled so its hard to actually close on one that doesn't need much rehab,,, so $15k would be the least I could imagine;  paint, flooring, fixtures, no ac or roof.
