You may get a first time home buyer who wants some "sweat equity" to jump in somewhere, but here banks want close to "retail" and investors don't want to pay anywhere near "retail".Now if the investor wants to be anywhere around retail, skip the hassle of a short sale and just find the perfect one and buy it.

Credit losses (Uncollected rent and skips), Pest Control, Legal, Accounting, Leasing, HOA fees.  

Unfortunately, this isn't unusual.You can follow the landlord/tenant laws for your state and drag this out through the process of evictions.Or (frankly) you can report that when you when into the rental unit to check it out the tenant had left the patio door wide open and someone came in and picked the place clean before you got there.It's doubtful that these deadbeats who skipped will be returning to claim anything else.

Hi @Mark Charles,Yup, would need appraisals on each property you'd like a mortgage on.If you want to skip the HML step, you can get multiple concurrent Agency 30 yr fixed mortgages at the same time.

You might be able to save a lot on legal fees by following your state's Intrastate securities laws and skipping the SEC-compliant stuff. 

If the property is owned by an individual then you can try and find them through skip tracing.  

however if they are just skipping out on rent and leaving without having to evict then you need to go through the court process.. and again unless your domiciled there absolute waste of time. and moneyh
