Did my due diligence & know the numbers work as a househack (with good promise for competent rents down the line once I decide to move out).....Outside of dealing with an annoying back and forth with the seller/developer, I can't help but get cold feet due to the size of the town (around 5,000 population).

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

@Jason Chin  1)  focus on getting the  HELOC in place on the  home she lives in  as  most heloc lenders  are  able to  do these on primary  homes and not rentals  2)  do not move  into a LLC as most lenders  will not lend to a LLC   3) some heloc lenders  will not  be able to  do the loan if the heloc  is to be in  fisrst position  4) your mother may  qualify OK  based on her  tax returns  5)  consider  contacting the bank she  or you bank with for a HELOC  6) consider  contacting the small to mid size  credit unions / banks  close to the  subject property for heloc options

I assume that the majority of tenants would likely be travel nurses so it seems logical that a market with a large hospital would be ideal...I just feel like there are a lot of cities that have decent sized hospitals so I'd love to hear opinions on what markets could be most profitable.

If so, you can do the following to get a ** ballpark ** estimate of ARV:-stay inside 1/4 mile if possible, and, stay inside 90 days -if necessary go out to 1/2 mile or a full mile of there are no comps same size or age in that time frame -make sure you filter a similar sq feet range.

If the listed rent price is below Market rent and cheaper than everything in the area with similar property condition, same bed/bath count, similar lot size, etc, applicants will rush to see the home and or fill out a rental app.
