I just shake my head...I have had to cancel two deals on single family homes that I was going to live in while renovating because of the same issue.  

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

You have a goal set of $1000 free cash flow per building, this will be a hard number to hit in a single family or duplex but should come easier in a tri-plex or 4 plex.   

If you create a single member LLC, you won't need a CPA as it is a disregarded tax entity and you will report it on your regular 1040.However, since Olmstead vs FTC, single member LLC are not very good for asset protection anymore in Florida (charging order is not the sole remedy).

I want to get into the market soon and begin with single family homes.

I am thinking that buy and hold single family homes or small multi-family units is the focus I want to be in.

It is work for single family and small multifamily, too but the volume is so different that "driving for dollars" and various online searches as discussed many times in BP and elsewhere work really well for mailings or phone calls.
