Knowledge can he;p on negative thoughts.If you are thinking about purchasing use that place is in an area of high demand, has a growth in population and jobs, and will have easy access,  close-by amenities with walking distance, and has no restrictions by the City that have been approved that may reduce your planned income. 

Just read a story here in these forums by an inexperienced agent who lost $25k to wire fraud because of his inexperience.Worry about how to do the job right, how to limit you and your clients liability.

I think that in 20 years there will still be select jobs for real estate but, I do believe the days of making the huge commissions are about to come to an end.

Fast forward past a wonderful job in CA, I had a series of awful jobs and thought, "there must be a better way". 

Consider it like a job interview and you are interviewing them while they're interviewing you.

I love what I do in my day (and often night) job, but I also still love the fun, freedom, challenge, and excitement that comes with real estate. 

There are less than 9k people in town with not much job growth. 

Always make the tenant pay full rent and then reimburse them for the expense after verifying the job is completed properly.

You consider the 3K+ BAH received from even just lower enlisted (with a base on each side of Oahu), foreign investors, government workers, shortage of non degree requiring jobs, etc.
