You didn't ask about this, but be careful with putting private info like SSN in them, they are not very secure.

A good step would be to talk to lenders now, run scenarios by them with the numbers, and see what they would fund/re-fi.

I would not view this investment as a "retire early" but rather a secure investment for your older years.
