They look menacing (big capital letter headlines taped to the door), and very legal looking, and I think tenants "get" that we aren't screwing around any more.  

I am paralyzed by fear that I will screw something up and lose the money that we have worked so hard to save over the last 5 years. 

Banks don't like them because they obscure ownership and if not properly executed they can screw up the chain of title and make a property unwarrantable. 

one of the most screwed transaction because realtor, lender, transaction coordinator,tenant,buyer and seller are all messed up.usually in transaction, I am managing "the bank", the lender, the agent, and especially the lousy transaction coordinator.you need to know what you are doing before pressing buying button LOL 

If you screw this up, it's not just a failed business venture, it could put their house at risk.

Power goes out, internet goes down, you're screwed.

But we try and mix 'being human and compassionate' with 'not getting screwed' when dealing with tenants that are experiencing one off 'adverse life situations'.  

One tenant complaint and the city discovers an illegal unit and the owner is screwed to the wall.

There's a building that's pretty much the owners are screwed.  

They know business is still business so if they screw up, I'm going after them. but they also know what I will be understanding.
