Can somebody explain to me how the investor can play things safe when taking out commercial loans?

I speak with anyone who drives HVAC van to see if they do side jobs.

I live in Buffalo right now, and I feel like anytime I drive through E-Ville it is just flat out packed with people (Fall Fest, Jazz Festival, Ski season, etc.).

I live in Avondale, AZ and am interested in studying markets like Avondale or Goodyear (a 15 min drive away from the growing areas surrounding our Cardinals stadium).

Just Wondering if I would be able to count my driving for dollars as a tax deduction.

So we are doing our investors as "much as a favor" by giving them a great, safe, stable long term investment and they are by lending us the money to do the deals.

Not looking to door knock, drive for dollars, or do the yellow letter gig, not my thing.
