Borrower has had the property for sale for six months at $599M but then dropped it to FMV just before sale, but not enough time before sale to actually sell it open market, so not only did i have MY appraisal in hand but about 90 color interior photos of a pristine property on the market ready to show.

It could be as simple as “Neutralizing” the paint colors (gray, tan, white, etc.), to as large as doing a complete remodel or addition with the intention of increasing rents and/or resell value.The benefit of doing this is that the investor can now introduce bank financing (I.e.

@Tyler Kastelberg  I know you did not ask me this question.. but Bruce commented on that as well here is what he said.that market is stable because of low foreclosures and that to have retraction we would need 30% or so of all properties being listed or sold as short sales or foreclosures or distressed in some manner.so I think he would also opine that stagnation is maybe were its going.Now one of the larger Prop managers who manages my buddies 120 unit here in PDX said some of the new construction multi is being stressed now.. build cost rose and rents are softening .. so the projects are NOT hitting their numbers. ( small % Granted)  I think a little of whats happening in these areas were rents have pushed way up.. is some of those renters may choose to buy.. when our apartments are pushing 2500 a month.. that same person can buy one of my new builds at 430k  and have the same outlay and live in a home twice as big with Parking :)

Basically it makes us feel 'comfortable'... if that word is allowed to be used to describe real estate investing.However, for out of state, we find ourselves feeling helpless with what we view as unpredictable markets (fluctuating values, and therefore fluctuating equity positions), long vacancy times (in the Springs, our houses get rented in a week or two, max), and of course, not being able to stop in and physically check out the property and talk with the tenants to mitigate any of their concerns (without having to play telephone through the PM).Basically what I am getting at, is that I am not sure if I just have rose-colored glasses with Colorado Springs due to it being a hot market at this point in time (and when we entered the market), or if others feel the same way in that Colorado Springs has a lot to offer in terms of it having a stable (and foreseeably strong) economy, decent price/rent ratios, and all around good investment potential for a long-term view.  

We painted the house 2 toned, and the 2 colors go across it, making it almost invisible. 

Hi guys, Need to choose a color for the LVP. 

Sometimes it's just a matter of cosmetic issues like clutter, needs new flooring, bad paint colors, or old appliances that keep a house from selling, but some sellers would rather sell for less than pay to fix it up before selling, and you can find deals that way.     

Can set the color to blue so it looks just like using pen.

Provide them with a form to fill out with the make, model, year, color, and license plate.

I’m a big fan of leaving the old oak features and incorporating the new white a grey color scheme.
