This month - facing four vacancies, semi-annual property tax bills (most of my mortgages are commercial and not paid through impounds), insurance renewals, a new garage door and repair bills (when it rains it pours) for plumbers, I am glad I passed on that last duplex for now.Although it's always painful having to stroke large checks multiple times in the same month, I'm glad my reserve is there.

I have looked into house hacking and it seems very interesting actually.. and seemingly to be the best way I could use my VA Veteran loan because I have to live there for a year in order to get that loan.Unfortunately my girlfriend and I just landed in a very nice community in a townhouse in Aventura and will be here for the next year (and may renew the lease).You guys have been real great so far with the support and I truly look forward to becoming a part of this community!

Her automatic lease renewal started today on November 1st..she gave me notice 2 weeks ago.. we sent out letters 2 months ago asking if she was staying and she didnt return the paperwork.. she said she just found a great house to rent and she doesnt want to pass it up..I was told we should have her sub lease the apartment if she wants out of the lease..we are at 100% capacity and dont have trouble finding good quality tenants so should I let her out of the lease?

Otherwise, I would simply note this in their file and make sure you send proper notice that you are not renewing their lease or at least converting it to month-to-month when possible so you can terminate more easily with 30-days notice if problems persist.

If Tenant or Landlord does not wish to renew the Lease, written notice must be given to the other party at least 60 days before the end of the term (Term of Lease Agreement) to terminate the Lease (including any exercised renewal or extension thereof).My critical error was not including a clause to automatically renew the lease.
