My days of answering the same questions over and over on the phone and providing my number to random strangers are long over.    

We do this so that we are not disturbing our current tenants with multiple showings at random times.

They say that there is strength in numbers...I did a random search of BP member 25 miles from where I live in Largo, Florida and I counted 42 pro members as potential investors. 

I cannot say i am an experienced landlord, but it seems renting the property to someone close to me knows, seems a better situation than renting to a random stranger.

These types of intermittent problems are frustrating for users because BP developers check on things and say "running fine" no issues seen.Later on the problem can resurface etc.Maybe they have a log history to track when a random event happens.

He heard that I gave them my only key...They seem to think they are the bastion of logic, even though they are clearly not and write like a 3rd grader, with the worst grammar and spelling I've ever seen, random words have their first letters capitalized even if they are not the beginning of a sentence.

You may know it but you must prove it.Best option hassle the s**t out of them with the 60  day notice, calling police, 24hr notice to inspect etc.Maybe consider hiring a off duty police officer to question everyone entering the building on random days for a while.

You should respect your tenants basic privacy rights and unannounced random visits violate what is considered kosher in most locales.

One of my tenants already does direct deposit abs I hear croon him about one a year for random stuff.
