I have decided to sell my duplex but before even listing it because I am getting some minor touch up and repairs done, I have been approach with an offer.

Then take some time re -strategize your investment approach with the new capital.

Also keep in mind the additional tax benefits of this option and that the property pays for the expenses, taxes, insurance, etc, not you.I like your approach in being proactive with your property manager and having a discussion.Finally, and maybe most importantly, what would make you happy?

. :)Don't underestimate your sphere, they should be your best resource, these people know and like you and by approaching them like this it's super low pressure, won't make you feel salesy, and eventually of course if they like you enough to recommend you they'll use you as well.PS.

I have had more than a few attorneys approach me to assist their clients as a personal favor to them after several other Brokers/Realtors had been "eaten" in the process. 

(This seems extreme to me but their approach during the whole scenario was “you hurt me so I hurt you” and does not bode well w me even after I attempted to engage in collaboration) Michael

Look into a fund of funds approach to maintain investor relations with your investors or simply partner into the main syndication by bringing in investors or playing a role.
