There is usually supposed to be some play and freedom of movement as with hot and cold weather you will have some flex and expansion occurring.If it's front door then have some off the bottom but need weather stripping to make it air tight and too keep animals out.

I now self-manage.I have now paid to have the garbage disposal side of the kitchen sink snaked 4 times, each time giving them verbal and/or written preventative instructions and told them to use it minimally (I've already decided to remove it before my next tenant, if not sooner).

I just think its prudent to set aside enough money each month so a large expense is not a crippling expense.While not capex, I would not forget routine preventive maintenance items.

@Jeremy Krantz  the streets do get water in them now with high tides and its why all the houses we are currently building are 4 to 9 feet in the air  LOL...
