We haven’t had an exact quote for the repair cost yet-our contractor is walking though next week- but my question is: if we do purchase this house and repair the structural issues what do we have to disclose on the resale and would having structural issues previously, even though it’s been fixed, affect the resale value negatively?

The broker or agent could have instructions from their client to pre-screen the capability of the buyer(s).Out of town buyers some sellers instruct the listing broker or agent not to go under contract or entertain an LOI UNTIL the buyer has driven by and seen the property and decided they still want it.If I believed everything told to me without proof over the years I would be a hamster running around in circles going nowhere.There are always other properties to look at.

I have attached photos of what I would consider pertinent parts of my purchase and sale contract regarding realtor liability and mediation, as well as the part on risk of loss/insurance that reads something like if there is damage that is returned to it's former condition prior to sale, the Purchaser can accept that or has the option to terminate the contract... as I was not made aware of the damage taking place, I never had the option to terminate the contract, or accept if the condition was returned to it's original form.I emailed my closing attorney and I'm waiting to hear back, as well as waiting to hear back from my realtor as they were going to contact the seller's realtor to discuss this.Is this damage something I definitely should have been informed of?
