Hard to say what rates will be doing then or before (without making wildly inaccurate predictions that will come back to haunt me), so I'd just say to ensure you know what kind of (or if a) prepayment penalty is baked into the loan.

I am patient that living off the cash flow would come a few years down the road, as the loan is paid and rents gradually go up and or rates go down.

If you have multiple properties your rates may be increased or you may be dropped because of the claim or you may not be able to get a new policy from that carrier for many years.I can't stress enough how much of a mess the insurance market is... think about it this way.Imagine 95% of the primary home mortgages in the US were unprofitable for the banks that issued the loans - how easy would it be to get a new loan?

And my wife just closed a transaction here in Oregon last week 2 homes and she made 4 sides .. these were 400 to 500k each though so pretty big pay days on those compared to rental houses in Cleveland.
