Couple that with the extra expenses mentioned by others and you'll have negative cash flow.  

Don't want to sound negative, but I've talked to investors with a large portfolio of houses and they complained to me that profits were eaten up by costs such as replacing roofs, replacing AC's, vandalism or other issues from tenants, evictions, etc.  

Insurance companies have high statistics??

Any contact with them will most likely be negative and non-productive so don't engage them unless absolutely necessary.

The finder's fee would seem to create a bit of a reverse incentive (or at least mitigate the PM's negative repercussions of losing a tenant).

I have heard nothing but negative comments about oil.

Negative attitudes towards the niche and those who choose to step in to the wholesaling arena, name calling, slamming the niche, demonizing those who wish to pursue that route to better themselves etc. 

Naming a kids room "City Drug Store" is going to be a tough sell to that owner and what if they turn out to be party animals and causing negative attention to their business name?

I personally think there are positives and negatives to hoarders...They have so much stuff, its a pain to move so they are fairly likely to stay with an increase in rent...But their hoards of stuff also cover up potential problems that won't be able to be in view during an inspection.  

It would be more of a negative than positive to long term tenants as they have their own furniture & might not like your taste.
