Buy and hold is a good strategy.Theft has been an issue during the rehab stages until someone moves in.

She originally moved in 6 years ago as a couple w/ 2 children,  they got a divorce last year and she stayed in the house. 

I think it might make more sense for me to continue to rent my current apartment due to the conveniences and being able to walk to work versus moving into one of the units in the multiplex as I had originally planned.

We are in Salt Lake City, and It's only our basement that is rented, should we move and rent our upstairs as a long term lease it should bring in an additional $1800, bringing our rents to $3,750 and cash flow to roughly $800-$1,000 monthly.

Studs, plates etc are probably double. if they have the electric and moving the HVAC(duct) in the labor it's potentially not a bad number.

If you don’t have any vacancies raise the rents $2/mo and see if anyone moves.
