Stephanie Irto when you mentioned the Renovation Loan I am assuming these bids/budgets on the work must be done by certified contractors as well, correct?

My suggestion is that you invest your money with a group because you mention you really don't have much of a plan to manage anyways.

The contractor reports to me that there's cats everywhere, the place SMELLS like ammonia..... he even refused the job because he got a terrible allergic reaction and the place smelled too bad.....Other than annoying instances of having to wait for him to get us cheks a couple days late, he hasn't been a problem.....But I fear the place will have a permenant smell, and who knows what other pet damage there is.....Should I threaten eviction?

The numbers may actually work out, I'm waiting for my agent to get me some details back.

The way that I am planning on doing this is purchasing and selling vacant land (method mentioned on BP podcast #39 where buying at deep discount).  

For example, if I buy a group of payments; do I have to wait for those payment numbers to arrive before I get paid back for them?

Do you think for 1 minute that I was permitted to WAIT until that unit was vacant before I showed it.

A friend and investor recently mentioned you guys and I thought I would check it out.

Everything I've read and heard mentions knowing your market, doing your research etc.

Can someone help me see if renting it is a good idea or am I better off taking some money from the sell and waiting for another deal?
