Something is worth what someone is willing to pay for it (rent and purchase price), the main difference being that with purchasing homes you have appraisals and tons of data to keep the growth in check.

Hi Andrew,Based on success, the best off-market deals I have been notified of come mainly from brokers.

And as a note - do not be blind to unexpected things either - keep plenty of cash reserves, only use long-term debt (forget 6 month loans, unless you know what you are doing!!!)

The buyer is responsible for performing all research necessary to determine outstanding debts or liens.

To me, the NOI and cap rate seem low especially after you take into account a debt payment for the property.

Regardless, it's cash flowing $650 / month / door after debt & expenses so I can't complain so far.
