If you paid the property manager more than $600 for their services, and they're not a Corp then you could issue them a 1099 for their services provided to help back that you're a "business" per code 169 of IRC

You would have to be able to negotiate a good discount and get the property under contract in order to wholesale and unless you can show proof of funds etc. agents will not work with you.That being said here are some ways to find motivated sellers. you can purchase lists with different motivations like absentee owners, 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, evictions, probate, divorce, etc. and mail or cold call.Other methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, put out bandit signs, billboards, newspapers, other offline publications.You can use pay per click/adwords, motivated seller website with SEO, facebook, Linkedin, Youtube, and other forms of online and social media marketing.

Supply constraints are generally due to 1) lack of available land suitable for development and 2) regulation of development including typical building codes, zoning laws, HOAs etc. but up to the point of height restrictions, historical districts, banned materials, requiring solar, and even outright bans on development.If you look at where high rents often beget the desire for rent control, it's usually coastal cities (the ocean is a huge land constraint).

And excel for me is best used on my laptop, which means I have to wait and gather all the receipts to do it at the end of the day versus just logging things right there and then as they come in.
