Can anyone shed light on this process with in Trenton or Surrounding Areas? 

For helocs and refis appraisers tend to play it very conservative but I would still declutter, lightly stage, turn on all the lights, etc so the apartment shows at it's best.

You wouldn't be waiting that long anyways if you have to renovate the property, anyway.. unless it's a very light job. 

I come every week to check on things and mow the lawn and any other landscaping that needs to happen.

Maybe some one can shed some light on the investors motivations behind these deals.   

The total estimated cost seemed high for just minor repairs  ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

Items missed: ADU cannot be STR in most jurisdictions, no vacancy, no cap expense, no management fee (include it even if self managed because it is work), 3% maintenance ($420) may be a little light for 3 units in San Fran labor rates, my pro forma is currently showing 0% appreciation in the short term due to recent rate increase.  

I would also invest in landscaping and fresh paint throughout the exterior.
