Great some are ok with taking the property back after spending $5-$10k on foreclosure and start all over a gain but did they end up with anything but headaches and wasted time.

Take the back rent it will not change your house status.Then tell the tenant they must pay going forward and if they don't be quicker on filing an eviction.

I will go back and escalate to their management up the chain.And also I agree many of them are probably out of the market but not updating the listing is a gross waste of everyone’s time evaluating the properties - I would rather spend that 30 mins on a different property that’s available in the market.

Lots of tenants will try to use it as leverage at a later date....when they leave and you dont give the full deposit back.....when they are late on a payment..... when they screw something up and you make them pay for the repair.

Hey guys i have a question about refinancing... i have a deal now 110 k condo i running the number this is a olace with no equity but i cash flow i can get $1800 market rate and section 8 around $2000protpey tax 1500 annual 250 hoa snd now depending on the loan now my question how can i get my money back and which loan or mortgage to take if i put 20% 20% down??

Hey @Engelo Rumora, It definitely is a very unfortunate situation for many and hopefully you can spring back from this, but the likelihood of you getting your money back is extremely slim, if at all.
