If you want something relatively turn key, and with solid cash flow, buying in the city may be a good play if you’re okay with risk of some tenant headaches.

I've got a few realtors in the family who suggested that I use a lockbox with the key inside.

@Naomi Bjerk yes this is an especially good strategy for vacation rentals, turn key rentals, Air BnB and commercial property. 

Education is key in this business.

With my hectic schedule I am also very interested in "turn key" property management so I would like to get some opinions on that as well.  

The key to marketing is consistency, i.e. mailing to your leads every month for at least 4 months.If you find something good, I'd be interested in buying the contract.

Very low key and you can ask your questions there as well.

Be patient, drive by the parks, develop relationships with park  managers, and the next thing you know you have too many to buy.
