DSTs typically have massive internal fees, a very inefficient utilization of capital in my opinion.

Oh, and this is also an international deal, the land is outside the US though in a very stable market.

Since we travel internationally 2 to 3 times a year for fun.everything domestic is paid for in cash. airline tickets hotels.. stack up the point and miles then go do our thing although I am running out of places to go.
