For instance, if there has been problem with the furnace or boiler every winter, then the heating system might need to be replaced.Again, I would make the offer contingent on the inspection and absolutely not buy it without having it inspected by a licensed inspector.

besides, the inspector will just tell you wha'ts wrong, while your contractor will find the problem and tell you the price to correct it..what's a better use of your time and money??

I have been looking for a summer apartment and it is very common in Indianapolis for the rent on a 3 month lease to be $50 or $100 higher each month than if I were to do a year lease.

Just as a home buyer will have a home inspection, it would not be a bad idea (if your family is averse or even allergic to certain issues) to have a mini-inspection by a Home Inspector.

It's around 1000 and you do it at home at your own pace.If you find a potential deal, hire a home inspector (300-500 dollars) and follow him around to get an idea of what needs to be repaired.
