As for cash flow, from sales; probably in year two and three which should match the timing for the housing  market to reset past bottom of market and on to the stable appreciation side again.

I wouldn't really look at these as an outright investment, but more of a retirement spot that you can try to generate some revenue from in the mean time.

Market is right now at a historic low, so its time to invest. 

Longer term older tenants who are constantly on time for the most part.

That could actually be more expensive then you realize.You also have to factor in time.
