In fact, one article I read claimed that 1/3 of luxury purchases this year closed for cash..It can be frustrating for a buyer to invest (usually months) scrolling real estate websites, (or weeks if you read our newsletter :) but in all seriousness I would say for every two offers made, one transaction ultimately closes. 

Unless you have a very high income it is pretty risky to invest in additional properties when your portfolio currently takes money out of your pocket.

Best case on a DSCR is usually high 6s/low 7s and up right now depending on the scenario. 

I'd recommend pushing density to 3 or 4 they all finance the same. we picked 3 because of the 35' height allowance in our area. here is a rendering to help paint the picture. our target appraisal value is 550k on the first few and pushing them to more than 600k as we sell some or keep them but if you are the only one building multifamily it's important to highlight the importance of appraisal and selling or disposing of some assets to create comparable to be used. our market has very little 2-4 units built because of economies of scale we are the only builder doing this style and we control the full process and it is a high barrier to entry where we are at. we are able to build at a lower cost now than almost buying a duplex because they are so small. each one is 668 sq ft total of 2004 sq ft.

.* Call local property mgr's and/or ask for referrals from your relator friends/associates, and ask them for referrals - sometimes they will be nice enough to offer helpful advice, especially, if you tell them you will consider using them when you turn the house into a rental in a yearAs a 27yr appraiser and Realtor/Broker, the paint job has minimal affect on the value, unless it is so bad that I have to mark it down in quality and/or condition.

Although RV’s are a horrible investment there are also websites that will rent out the RV’s for you.

Rooms for rent for $1000 or less are in high demand.
