Typically, the probate deals out there that are worth consideration will be included in the list you pull for ListSource. 

A normal tub surround generally will not work because 1) the walls are a really weird height and any tub surround ends up looking too short. 2) There is an exterior window in the shower on the long side of the tub (it seems to be a Pittsburgh thing to do this). 3) The window is tall enough that it means I can't really drop the ceiling down either. 

This is adequate consideration you don't have to use cash, if that is acceptable to a seller.Instead of thing you're learning real estate from investor guru junk, learn the basics of real estate before you take this stuff hook, line and sinker, lose time, money or worse, get nailed by authorities!

The property has been on the market for a considerable period of time, and I understand why, but it is in exactly the location I want and I'm comfortable with taking on the work to address the issues it has.  

it takes all my income now to meet monthly demands. my idea is this second, after some improvements which my wife and i have experience and enjoy doing, will be  considerably more valuable, and will, importantly, allow our kids to attend a much better school.as far as paying off student loans, my plan has to be longer range. if teaching in a title one school for 10 years i receive i think 70% relief of these loans -- so that is part of my loan repayment idea. appreciating any input.
