Speaking to a local RE attorney would be helpful as well.That being said, I regularly meet people who want to get started as a wholesaler until they realize that finding deals can be a full-time job.Lastly, make sure you know your market!

Move in the 16 to 25 unit buildings Caps are around 7 to 9%Now do keep in mind the Caps provided by the listing agents are often on pro forma...which half of the time is usually BS "which half of the time is usually BS" HA, thanks.

If you take legal action it will most likley get you nowhere and cost you money. talk with a good RE attorney who is trustworthy and not just looking to get legal fees from you and they will tell you the same thing.

We are still in the process of resolving the issues by pulling permits and re-doing the work but its a lengthy process and will still be a couple more weeks until it is resolved.Finally, I get a lawsuit letter from the tenant’s attorney today claiming emotional distress, hardship, food costs, lodging, etc. to the tune of $30,000 even though they moved into a new home within a couple days of leaving my property.
