I will say that some sponsors paint very rosy pro-forma and in realty it's only in the mid-teens for the IRR I'm seeing.The ones that I see that are 20%+ IRR are more risky, like ground up or going after distress plays and these guys usually have significant buy-in $50k-$100k and longer holds 7-10yrs.There was an article I found before that talked about Rev A+ offerings (open to non-accredited) creeping up on some platforms:http://astudentoftherealestategame.com/passive-rea...Good luck!

Something that size, if you don't have big pockets, is usually best served in phases, where you can get some money coming in and, more importantly, people living at the site so that other people are encouraged to buy as well.

I did it using a couple of different Repair estimators, complementing the comps with Zillow and RedFin, and I also added more repair costs for drive way,  in addition to incrementing the contingency because through Google maps I noticed the driveway was in very bad conditions and I also discovered that there is a in- ground pool in the back yard, not mentioned in the MLS, which is a bit suspicious.
