we bought one for 420k and the other for 440K, We rented all upstairs by rooms and rented the 2 bedroom bsmt suite out separately.

I'd buy my primary residence locally, rent rooms, and eventually turn it into a rental before I'd do either of those, though.

i have a home in Bridgeport for 45 grand, it needs a little bit of work to make it rent able but you could rent at 1,300.pm me if you are interested, great price for starters.

I purchased a legally zoned 2 family building, the layout is allowing me to make a 3rd unit, a studio apartment, in an empty room that has a front door and 2 windows.  

Only thing they ask you to do is buy yourself a drink and maybe some munchies to help cover the cost of the room.
