Before and after photos we took recently of what had been a clean, new stove compared with the same stove covered in grease, with broken knobs and petrified baked potatoes in the broiler after they moved out, can hardly be argued as "clean, sanitary and free of garbage".

I moved to Michigan almost 6 weeks ago, so I'm looking at the market with very fresh eyes.Listening to the BP podcasts, I'm surprised at the unilateral position that Josh and Brandon consistently weave into their podcasts that investing in Detroit is to be completely avoided.

Depending on where the site is, maybe: Factory 2-U, Planet Fitness, OfficeDepot/OfficeMax, Fresh & Easy. 15k sqft won't necessarily be easy to fill, so if you find one tenant to take the whole space, consider selling the building for a good profit once leased up and move on.Alternatively, maybe it could be divided into 2-3 smaller suites, making leasing easier... barbershop, dry cleaner, Subway.

I can't count the times in the past 10 years that I've gotten a late payment excuse from someone wearing obviously brand new designer clothes, sporting a brand new smart phone or otherwise displaying some kind of behavior that was incongruous to their situation (new car, new tv, new bbq pit, daughter runs in and says she can't wait until they leave this weekend to go to six flags, "lost my job" but they're leaving the house freshly showered wearing their uniform....)At the end of the day, you have to do what you can live with, but if you're asking for advice, my guess is you're looking for support for what you already know you have to do.

I know one that does them at 75% which would clear up properties held in your name giving you a fresh start of getting up to 10 again.Rate/term is a whole other story...no problems there with seasoning, plenty of options.
